Rental Payments
Under your Residential Tenancy Agreement Rent is always payable in advance. If at any time you are unable to make a rental payment, on or before the due date, please make immediate contact with your Property Manager.
If firm arrangements regarding access for any tradespeople are not kept by you, the service charge for calling the tradesperson will be automatically passed on to you for payment.
The upkeep of the gardens and grounds are your responsibility.
Method of Payment
IPPayments – A way of paying your rent by Direct Debit, Tenant initiated payment via the telephone or internet or by paying at a Bill Express newsagent.
NO CASH will be accepted.
Water Usage: (If applicable)
You will be sent an invoice and can pay through IPpayments. Do NOT pay Sydney Water direct.
Rental Bond
Your rental bond will be lodged with the NSW Department of Fair Trading. The bond is held as security against any damage or undue wear and tear. The bond will be refunded promptly after you vacate, provided the property is left in the same condition as when the Residential Tenancy Agreement commenced (allowing for fair wear and tear) and there are no other monies owing.
Periodic Inspections
During the course of your tenancy, the premises will be inspected periodically after 7 days notice has been given to. Our office will contact you in advance to make arrangements for a mutually convenient time.
Keys
Duplicate keys to all properties are held by Epic Realty for emergency access. Under special circumstances, and on producing identification, the keys can be borrowed, during office hours (Mon-Sat 9am-5pm), but must be returned within twenty-four (24) hours.
It would therefore be advisable, that you also make private arrangements regarding the location of a spare key, should you inadvertently lock yourself out.
Locks may only be changed, after first obtaining permission from Epic Realty or the Landlord. You are obliged under your Residential Tenancy Agreement to give the Landlord/Agent a copy of keys or opening devices which have been altered or added. It is also in your best interests to ensure that we have access to the property.
Insurance
We strongly urge you to insure your personal possessions, against any loss, damage or theft. The landlord has no obligation to insure your personal belongings.
Electricity, Gas and Telephone
It is each tenants responsibility to have the appropriate account placed in their name and to arrange a meter reading, prior to vacating the premises.
Repairs and Maintenance
All repairs are to be requested in writing. A Repair request can be lodged online.
Only emergency repairs will be accepted verbally. All repairs are attended to as promptly as possible. However, it is often necessary to obtain the Landlord’s approval and or quotes before any work can commence, so unfortunately a time lag is sometimes unavoidable.

Termination of the Tenancy Agreement
Your Residential Tenancy Agreement is a legal and binding contract, providing protection for both you and the Landlord.
The Residential Tenancy Agreement can be terminated by you in the following ways:
a) If you intend to vacate at the end of your Residential Tenancy Agreement you are required to give fourteen (14) days written notice prior to the expiry of the fixed term of your Agreement.
b) Once the fixed term has expired, you are required to give twenty-one (21) days written notice.
If however, unforseen circumstances arise and you have to vacate prior to the expiration of your Residential Tenancy Agreement, please contact your Property Manager immediately. The Property Manager will advise the Landlord of your reasons for wanting to break the lease and seek their instructions.
The tenancy may be terminated by agreement between the parties. The Landlord is however under no obligation to do so.
In the event that an agreement is not reached to end the tenancy prematurely, you have an obligation to continue paying rent until a new tenancy commences or the agreement expires. You are also liable to reimburse the owner for any losses incurred in finding a replacement tenant including advertising, letting fees and lease preparation fees.
Please note: Should you locate a tenant to take over the agreement it will be necessary for them to complete an lodge an application with our office. It is important to note that the prospective tenant will be subject to usual application procedures.
